Amberwood at Holland: New Condos Launching Soon

Sim Lian Group is set to unveil its latest residential project, Amberwood at Holland, featuring 212 exclusive units in the desirable District 10 of Singapore. This launch marks an exciting development as it is the first condominium project in the newly established Holland Plain precinct.

The upcoming preview for potential buyers will commence on September 11. The pricing strategy showcases attractive options starting at S$2.6 million for the three-bedroom configurations. These units will range from 872 to 980 square feet, translating to approximately S$2,945 per square foot.

Unit Breakdown and Pricing

The Amberwood at Holland offers a diverse selection of unit types including three-, four-, and five-bedroom layouts. For families seeking more spacious accommodations, the four-bedroom units begin at S$3.2 million for sizes varying between 1,076 sq ft and 1,313 sq ft, equating to about S$2,951 psf. More expansive five-bedroom options are also available; these units measure around 1,335 sq ft and start from S$4 million, averaging approximately S$2,990 psf.

Site Acquisition and Development Details

Sim Lian Group was awarded the site for Amberwood through a government land sale process in August 2025 with a bid of nearly S$368.4 million (equating to about S$1,432 psf per plot ratio). This competitive tender attracted five bids in total. Following this acquisition, Sim Lian secured an additional site in May 2026 within the same precinct—this time with a sole bid amounting to S$454 million or around S$1,491 psf ppr.

This second acquisition represented an increase of roughly four percent compared to the original Amberwood site.

A Vision for Holland Plain Precinct

The broader Holland Plain area is anticipated to develop into a vibrant residential hub with plans that include up to 2,500 homes spread across eight sites released by the government. The Amberwood development itself will occupy a substantial plot measuring 17,069 square meters along Holland Link and will consist of eleven low-rise blocks ranging from four to six stories high.

Community Features and Accessibility

A significant advantage of living in Amberwood is its proximity to prestigious educational institutions and essential amenities. Located less than one kilometer from Methodist Girls’ School and near King Albert Park MRT station—which is projected to become an interchange with the Cross Island Line by 2032—residents can expect both convenience and connectivity.

The Local Environment

Set against a backdrop of low-rise residential areas, such as Brizay Park and Garlick Avenue’s Good Class Bungalow enclaves, Amberwood at Holland promises a serene living environment while still being integrated into the larger urban landscape of Singapore.

Conclusion

The sales bookings for this highly-anticipated project are scheduled to open on September 26. With premium offerings appealing to families looking for luxurious living spaces alongside ample community features and accessibility options, Amberwood at Holland is poised as an attractive investment opportunity in Singapore’s competitive real estate market.
