Amberwood at Holland Sees 33% Sales in Launch Weekend
Amberwood at Holland, the inaugural residential project in the emerging Holland Plain precinct, has made a notable debut by selling 23 out of its 70 units during its initial sales phase. This accounts for a take-up rate of approximately 33%, with average pricing set at S$3,019 per square foot (psf).
The sold units comprised various layouts, appealing to a diverse range of buyers. Specifically, 11 of the transactions were for four-bedroom units varying from 1,076 to 1,313 square feet. The three-bedroom options attracted nine buyers with sizes starting at 872 square feet, while three five-bedroom homes measuring 1,335 square feet each completed the mix.
Pricing for these units indicates a competitive market entry: three-bedders began at S$2.6 million (around S$2,945 psf), four-bedders started at S$3.2 million (approximately S$2,951 psf), and five-bedders were listed from S$4 million (about S$2,990 psf). This pricing strategy reflects both market demand and development costs within this prosperous area.
Market Context and Demand Analysis
The buyer demographic for Amberwood is predominantly composed of owner-occupiers and families who are drawn to its spacious design and low-density living environment. Justin Quek, deputy group chief executive of Realion (OrangeTee & ETC) Group—one of the marketing agencies for this project—highlighted that such preferences are shaping buyer interest in new developments.
A total of 212 residential units make up Amberwood at Holland. Sales will continue gradually as Sim Lian Group plans to release the remaining 142 units over the coming months.
Strategic Location Benefits
This development is strategically located adjacent to Brizay Park’s Good Class Bungalow Area and spans an impressive land area of approximately 17,069 square meters with a gross floor area of about 25,768 square meters. Its design includes multiple blocks ranging from four to six stories high.
Notably, Amberwood is just one part of an expansive plan involving several other residential projects slated for future development in this precinct. This initiative ties into broader urban planning efforts within the Bukit Timah Planning Area aimed at facilitating up to 2,500 new dwellings.
Competitive Landscape
The sales results thus far have sparked some discussion among real estate analysts regarding trends in buyer behavior and overall market performance. Nicholas Mak from Mogul.sg noted that while Amberwood’s initial response could be perceived as underwhelming compared to previous launches like Tengah Garden Residences—which saw near sell-out rates—the current economic climate may be influencing purchasing decisions across various demographics.
The recent surge in new launches expected later this year adds another layer of complexity to the market dynamics; these will total nearly 1,971 new units. Upcoming developments include the Lucerne Grand with 570 units in Lakeside and The Serra Residences featuring just 133 units in Novena—both positioned favorably closer to MRT stations compared to Amberwood.
Future Outlook
Real estate experts suggest that many potential buyers might adopt a cautious approach given prevailing economic uncertainties and rising land prices affecting overall affordability. PropNex CEO Kelvin Fong observed that this hesitation could stem from speculation about future price adjustments combined with a general tendency to evaluate options carefully before committing.
As land bids are becoming increasingly competitive—with recent government tenders achieving high prices—this situation further complicates sales strategies for newly launched projects like Amberwood at Holland.
