Foreign-Buyer Activity Hits Record Low in August 2026
The real estate market has observed a significant shift in foreign-buyer activity, with August 2026 marking a notable decline to just 0.6%. This is one of the lowest levels recorded in nearly ten years, primarily attributed to the lack of new project launches during that month.
According to insights from Huttons Asia, a key property consultancy, only one transaction was reported in August. This involved a four-bedroom unit located at River Modern, sold for $6.8 million, equating to approximately $3,739 per square foot. Such limited activity underscores the challenges faced by buyers seeking new opportunities in the current market environment.
Trends Over Recent Years
The fluctuation in foreign-buyer interest has been evident over recent years. January 2023 registered the highest engagement from foreign purchasers within the past three years. However, this momentum has not sustained, as there has been a gradual decline noted over subsequent months.
From an impressive peak of 3.0% in May, the percentage continued to decrease, culminating in the record low observed this past August. The market also experienced similar lows earlier; September 2024 and February 2025 similarly logged foreign-buyer activity at 0.6%, indicating a troubling trend for international investments.
Year-on-Year Comparisons
When comparing year-over-year statistics, it is interesting to note that August 2025 had a higher foreign-buying rate at 1.1%, reflecting a drop of 0.5 percentage points from that period to this year’s figures. The previous year’s data indicated some fluctuation in buyer behavior: September saw an increase with a peak of 6.4%, while October saw a steep fall back down to 1.3%. November witnessed slight recovery at 3.1% before declining again to finish December at about 1.5%.
This downward trajectory continues into early part of this year as well; January recorded foreign-buyer activity at around 2.4%, which then increased slightly to reach around 3.2% in February before stabilizing between measures of 1.2% and 1.8% through March to July.
Implications for Future Investments
The dip in foreign-buyer participation raises questions regarding future investment strategies and indicates potential adjustments needed by developers and stakeholders within the real estate sector.Dune Earn House, for example, may need to rethink marketing strategies targeting overseas investors amid these shifts.
A decrease in project launches could signal broader economic trends impacting investor confidence and willingness to engage with local markets; thus, industry players must remain vigilant and adaptive as they navigate these changing dynamics.
