Gilstead Court’s Latest En Bloc Sale Initiative
In the competitive landscape of Singapore’s real estate market, Gilstead Court is making another bid for an en bloc sale, setting a reserve price of S$198 million. This effort marks the fourth attempt by the owners to sell the freehold property located in the sought-after Novena area.
The proposed pricing translates to approximately S$1,874 per square foot per plot ratio (psf ppr). When considering a bonus balcony plot ratio, this rate adjusts to around S$1,751 psf ppr. Each owner could receive an estimated payout of about S$4 million from this transaction.
Property Overview
Gilstead Court currently consists of 48 apartments distributed across three four-storey blocks. The apartment sizes vary, with 24 units at 129 square metres (sq m) and the remaining units measuring 136 sq m. Under the latest revisions of the 2025 Master Plan, this site spans 7,012 sq m and is designated for residential use. The maximum development potential allows for up to 98 boutique apartments of around 100 sq m each, pending Urban Redevelopment Authority approval.
Historical Attempts at Sale
The journey toward an en bloc sale began in 2008 but was initially unsuccessful due to insufficient consent from owners; they needed at least 80 percent agreement on the sale. In 2013, Tuan Sing made a move to acquire Gilstead Court for roughly S$150 million; however, this deal collapsed after some owners contested it legally. The Court of Appeal ultimately ruled that provisions requiring non-consenting owners to incur significant legal costs were not aligned with good faith requirements for such transactions.
The third attempt took place in June 2018 with a raised reserve price set at S$168 million or approximately S$1,590 psf ppr. This effort also did not materialize as hoped and saw another relaunch in early 2019 with a reduced asking price of S$153 million or about S$1,448 psf ppr after accounting for bonuses related to gross floor area.
Market Context and Developer Interest
Located in prime District 11 and only minutes away from Novena MRT station, Gilstead Court benefits from proximity to shopping and dining amenities as well as reputable educational institutions like St Joseph’s Institution (Junior), Anglo-Chinese School (Primary), and Singapore Chinese Girls’ Primary School. The area’s allure has recently been highlighted by strong interest from developers in nearby state land tenders.
A notable example being a Newton site that attracted eight bids back in November 2025, fetching a top bid from HH Investment at S$566.3 million or around S$1,820 psf ppr. More recently, in June this year, City Developments Ltd partnered with Hong Realty to win a Peck Hay plot for S$542.4 million or approximately S$1,865 psf ppr against three competitors.
Furthermore, within the same district earlier this month, Sustained Land acquired another extensive Thomson Lane site for S$578 million—with redevelopment costs expected to exceed $1 billion when including an estimated land betterment charge of $436 million—translating into nearly $1,293 psf ppr.
Looking Ahead
The tender for Gilstead Court will close on October 13th—a critical date as it may determine whether this fourth attempt will finally lead to success or continue the trend of previous efforts falling short amid challenging market conditions. Given current market dynamics and ongoing demand in the region, stakeholders are keenly observing how developers respond to this latest opportunity.Discover more opportunities within Singapore’s evolving real estate landscape.
