Gilstead Court: Fourth Attempt for En Bloc Sale in Singapore

In a notable real estate development, the owners of Gilstead Court are initiating another bid for an en bloc sale, setting the reserve price at S$198 million. This move comes as interest in prime properties within Singapore remains strong, particularly in the bustling Novena area.

The proposed freehold site spans approximately 7,012 square meters and is zoned for residential use under the 2025 Master Plan. With a gross plot ratio of 1.4, the site can facilitate a boutique development of up to five storeys. This would allow for the construction of around 98 apartments, each measuring around 100 square meters, pending approval from local authorities.

Financial Details and Market Context

The current offering translates to approximately S$1,874 per square foot per plot ratio (psf ppr). When accounting for a potential bonus balcony plot ratio of 7%, the effective rate drops to S$1,751 psf ppr. Owners are likely to gain around S$4 million each if this sale succeeds.

Marketing agent JLL emphasizes that due to a high development baseline on this property, no land betterment charge will be incurred despite any increase in gross floor area that could occur due to additional balconies. This factor provides significant financial insulation against biannual adjustments typically applied by authorities.

Historical Attempts at Sale

This is not the first time Gilstead Court has sought to sell en bloc. The initial attempt dates back to 2008; however, it failed to meet the necessary threshold of consent from owners. Subsequent efforts included an agreement with Tuan Sing in 2013 valued at approximately S$150 million. Unfortunately, this deal was contested by minority owners who successfully argued against it in court.

The third attempt emerged in June 2018 with an increased reserve price of S$168 million but later faced setbacks leading to another relaunch in 2019 at a reduced price point of S$153 million amidst changing market conditions.

Location Advantages

Located within District 11, Gilstead Court benefits from proximity to Novena MRT station and various retail and dining establishments. Families will appreciate nearby educational institutions such as St Joseph’s Institution (Junior), Anglo-Chinese School (Primary), and Singapore Chinese Girls’ Primary School—factors contributing positively to property desirability.

Current Market Trends

The competitive landscape surrounding recent state land tenders highlights renewed interest from developers eager to secure prime real estate within flourishing districts like Novena. For instance, a highly sought-after Newton site attracted eight bids last November, culminating in a winning offer of S$566.3 million or about S$1,820 psf ppr.

This trend continued when City Developments Ltd partnered with Hong Realty earlier this year for a Peck Hay plot acquisition worth S$542.4 million (S$1,865 psf ppr).

Conclusion

The tender for Gilstead Court’s en bloc sale closes on October 13, presenting an opportunity that may attract considerable developer engagement given recent trends and ongoing demand for residential spaces in strategic locations across Singapore.
