GuocoLand Reports 11% Drop in Net Income Amid Challenges

In the recent financial report for fiscal year 2026, GuocoLand Limited has revealed an 11% decrease in net income, totaling $95.2 million. This decline is primarily attributed to anticipated losses associated with its property developments in China.

During this period, the company’s revenue also experienced a significant drop of 25%, amounting to $1.43 billion. The downturn is linked to delays in recognizing revenue from residential projects within Singapore as many are still under construction.

Financial Breakdown

The Property Development segment reported revenue of $1.07 billion, down from $1.57 billion the previous year. This reduction reflects the timing issues related to the progressive recognition of revenue from ongoing residential projects. Notably, sales from joint ventures like Springleaf Residence and Faber Residence were not included in these figures since they are accounted for through equity.

In contrast, GuocoLand’s proportionate revenue derived from equity-accounted projects showed improvement, rising to approximately $391 million compared to $211 million last year. This shift is largely due to better performance from both Springleaf Residence and Lentor Hills Residences as construction timelines advanced.

Positive Trends Amidst Setbacks

Despite facing challenges with its Chinese developments, GuocoLand has seen some positive shifts in other areas of its operations. The share of profit from associates and joint ventures surged to $32.4 million this year, reversing a loss recorded during the prior period. This recovery was significantly supported by contributions from advancing construction at key residential projects.

Investment Performance

The Property Investment division also indicated growth with a 4% increase in revenue, reaching $292.5 million. This performance is encouraging as it fortifies the group’s recurring income base. Properties such as Guoco Tower and Guoco Midtown have been pivotal in driving this growth, contributing significantly to overall revenue within this segment.

Future Outlook

Looking ahead, Cheng Hsing Yao, CEO of GuocoLand, stated that the company will continue focusing on its core markets in Singapore while preparing for potential opportunities that could arise within Malaysia and China over time. This strategic approach aims to bolster resilience amid market fluctuations.
