HDB Rental Volumes Show Strong Rebound in July

The real estate market is continuously evolving, and recent trends in HDB rental volumes highlight a significant uptick that could indicate strengthening demand. July witnessed a commendable rebound with a monthly increase of 13.6%, pushing the total number of rentals to approximately 3,097 units. This rise from June’s figure of 2,727 units indicates a potential shift in tenant behavior and market conditions.

Despite this positive movement month-on-month, it’s essential to note that year-over-year comparisons reveal a slight decline of 2.6% when looking back at July 2025, which recorded higher rental activity at around 3,180 units. Furthermore, the current figures are also 1.5% lower than the five-year average for this time period.

Breakdown by Flat Types

Analyzing the rental activity by flat types offers deeper insights into preferences among tenants. In July, four-room flats dominated the rental landscape, accounting for an impressive 37.5% of all transactions. This was followed closely by three-room flats at 31.8%. The five-room units represented 24.4% of the total rentals while Executive flats made up the remaining 6.3%. Such distribution suggests that families or larger groups may be increasingly seeking more spacious accommodations.

A Year in Review: Fluctuating Rental Activity

Looking over a broader time frame reveals fluctuating trends within HDB rental activities throughout the past year. Starting from August 2025, there was a noticeable decline in activity as volumes dipped to about 2,768 units and continued downwards until they hit a low point of just 2,453 units by November.

However, the end of last year saw signs of recovery; December and January brought increases back up to 2,777 units and then further to 2,804 units respectively. Unfortunately, this positivity was short-lived as February marked another drop to a low of only 2,239 units.

The subsequent months showed resilience in the market as March and April reported recoveries with numbers climbing back up to 2,667 and then to 2,817 units respectively before experiencing another dip to around 2,602 units in May.
