High Point Condo’s New Push for En Bloc Sale

The High Point condominium, strategically situated in the Mount Elizabeth area of Singapore, is once again making headlines as its owners seek to initiate an en bloc sale. This marks the fifth attempt for these property owners since 2019, reflecting both their persistence and a changing market landscape.

With a guide price set at S$580 million, the site represents a rate of approximately S$2,641 per square foot per plot ratio (psf ppr). This figure is inclusive of an added bonus floor area of 7%, which has been highlighted by the marketing agent ETC. The location holds significant allure due to its proximity to the renowned Orchard Road corridor.

Site Specifications and Historical Context

The parcel spans around 4,422.8 square metres (or about 47,607 square feet) and boasts zoning for residential development with limitations allowing for heights up to 36 stories. Currently, High Point comprises 22 stories. Notably, there won’t be any land betterment charges required to redevelop this site under its baseline plot ratio of 4.45.

This latest tender follows a previous unsuccessful deal from December 2021 when Pansy Ho’s Shun Tak Holdings was set to acquire the site for nearly S$556.7 million. That agreement fell through shortly after it was announced due to heightened government cooling measures that included increased rates on additional buyer’s stamp duty (ABSD).

A Response to Market Dynamics

Market analysts suggest that developers may need to set retail prices for any new luxury condominiums built on this site around S$5,000 psf if they are to meet expectations based on current trends. The timing of this tender is deemed especially strategic amidst what some describe as a limited supply of premium freehold residential options in and around Orchard Road.

Swee Shou Fern from ETC noted that demand for prestigious residential properties has seen renewed vigor among both local and international high-net-worth individuals looking towards Singapore as a stable investment destination.

Ultra-Luxury Segment Insights

The ultra-luxury segment within Singapore’s real estate market has experienced notable activity recently. Sales momentum has picked up following a stagnation period caused by recent ABSD hikes that dissuaded foreign investments earlier in the year.

For instance, just in early January 2026, there were reports of significant transactions including a unit at The Marq on Paterson Hill fetching S$37 million or approximately S$5,937 psf. Meanwhile, developments like 21 Anderson have seen impressive sales figures as well—with most units sold above S$4,932 psf.

Future Prospects

The public tender for High Point is set to close at 3 PM on June 9, 2026. As interest builds surrounding this prestigious property opportunity, potential bidders will likely consider not just the asking price but also how they can capitalize on current market conditions and demand dynamics.
