Landmark Reit Reports Q1 Growth Despite Currency Challenges
In the current climate of economic fluctuations, Landmark Reit has demonstrated impressive growth in its first-quarter results for the year. The trust, which was previously known as Lippo Malls Indonesia Retail Trust, reported an increase in net property income and gross revenue, reflecting its resilient performance amidst external challenges.
For the first quarter ending March 31, 2026, net property income for Landmark Reit reached S$30.8 million, marking a significant rise of 5.7% from S$29.2 million during the same period last year. This growth comes in spite of an 8.5% depreciation of the rupiah against the Singapore dollar, highlighting the trust’s ability to adapt to currency fluctuations.
The trust’s gross revenue also enjoyed a boost, climbing by 4.6% to S$52.2 million, up from S$49.9 million in Q1 of the previous year. A noteworthy contributor to this revenue increase was car park income, which surged by 29.1%, amounting to S$3.1 million due to changes made in their management arrangements late last year.
Despite these positive figures, no distributions were declared for this quarter as part of a strategy aimed at conserving cash resources. The management had previously announced the suspension of distributions related to certain perpetual securities to strengthen financial stability.
From a financial health perspective, Landmark Reit’s non-restricted cash and equivalents rose dramatically to S$47.8 million compared to S$16.3 million at the end of December 2025. This increase reflects prudent financial management and positions them favorably for future investments or operational strategies.
However, challenges persist due to global economic uncertainties which continue to affect market conditions and retail environments adversely. The inflationary pressures stemming from recent tariffs and geopolitical tensions are additional factors that could influence future performance.
Encouragingly, Landmark Reit’s average portfolio occupancy improved, rising to 87.5% by the end of March from 86.5% in December last year. A higher occupancy rate often signifies effective tenant retention strategies and ongoing demand for retail spaces within their portfolio.
The weighted average lease expiry stood at approximately 2.8 years with renewal rates achieving around 68.7%. Although there was a small decline in rental reversion by about negative 0.8%, shopper traffic saw a promising recovery with an increase of over 5%, bringing total footfall up to 34.4 million shoppers compared to the previous year’s figures.
The strategic initiatives aimed at optimizing tenant performance have reportedly yielded positive outcomes according to management statements that highlight nearly 70% of properties achieving above-85% occupancy levels.
A notable improvement also reflected on their balance sheet with aggregate leverage decreasing slightly to about 40.22%. This reduction increases their financial flexibility as they navigate through uncertain economic terrains.
As we observe Landmark Reit’s trajectory moving forward into subsequent quarters, stakeholders remain vigilant regarding potential shifts within market dynamics while hoping for further improvements in both cash flow and overall financial health.
