LHN Reports High Industrial Space Occupancy Rates

LHN has demonstrated robust performance in the third quarter of FY2026, with industrial space occupancy reaching an impressive 97.7%. This figure reflects a strong demand for the group’s extensive space-optimisation solutions, underscoring the effectiveness of their management strategies.

One notable aspect of LHN’s success is its Work+Store properties, which achieved a commendable occupancy rate of 92.9%. However, the commercial sector reported a lower occupancy rate of 78.5%, primarily attributed to lease expirations and non-renewals from significant tenants. Fortunately, LHN has already secured a replacement tenant set to commence their rental agreement in the upcoming fourth quarter.

In addition to its industrial offerings, LHN’s Coliwoo co-living segment performed well with an average occupancy rate of 93.7%. The opening of Coliwoo Midtown in March contributed positively to this figure. When excluding Midtown, the average occupancy rate rose even higher to 96%, reflecting the growing appeal of co-living spaces among urban residents.

As of June 30, LHN operated a portfolio that included 3,897 rooms within its Coliwoo and SOHO segments, although 1,021 of these rooms are currently undergoing renovations. This investment in property enhancement is expected to further boost future occupancy rates and overall revenue.

The company’s integrated facilities-management division continues to thrive as well; it successfully manages contracts for 134 clients through a total of 326 active agreements. Additionally, its carpark operations have expanded significantly, now encompassing 107 facilities with over 30,100 parking lots available throughout Singapore.

Another area where LHN has made strides is in renewable energy. Its solar-energy capacity has reached approximately 12.3 megawatts, aligning with global sustainability trends and enhancing its operational efficiency.

Furthermore, LHN secured a five-year contract with the Housing & Development Board (HDB) for retail consultancy services earlier this July. This deal encompasses provisions for marketing and tenancy administration aimed at improving interim tenancies across various projects.

The commitment towards diversifying services while maintaining high occupancy levels showcases LHN’s strategic approach to navigating market challenges while capitalizing on opportunities within Singapore’s evolving real estate landscape.
