Luxury Apartments Up for Auction Amid Major Scandal

In a significant development within the real estate market, ten luxury apartments situated in River Valley and Tanjong Pagar are set to go under the hammer as part of a larger scandal involving over S$3 billion in money laundering. The auction is scheduled for September 23 and will be conducted by SRI at their Great World City office.

These properties represent the initial tranche of over 80 real estate assets that have been linked to the largest money laundering case in Singapore’s history. Prices for these luxury apartments range from approximately S$2.238 million to S$6.78 million, reflecting their premium locations and high-end finishes.

Exclusive Marketing by Leading Agencies

SRI has been appointed as the exclusive marketing agency for this auction, but they are joined by other prominent brokerages including Edmund Tie & Company and Knight Frank. Additionally, List International Realty will also manage certain properties through an expression-of-interest process, expanding the reach of this unique opportunity.

A Closer Look at the Properties

Among the offerings are six opulent apartments located at Martin Modern, featuring two-, three-, and four-bedroom configurations ranging from 764 to 1,733 sq ft. The guide prices for these units start at S$2,874 per square foot (psf), with total selling prices between S$2.238 million and S$4.98 million.

Martin Modern benefits from a prime location close to Great World City and accessibility via the nearby MRT station on the Thomson-East Coast Line, making it highly desirable among potential buyers seeking both comfort and convenience.

The auction will also feature four luxurious apartments at Wallich Residence, with sizes varying from approximately 1,313 to 1,991 sq ft priced starting from S$3,347 psf. These residences are positioned in Singapore’s Central Business District near Tanjong Pagar Plaza, with guide prices ranging from S$4.42 million to S$6.78 million.

Context of the Auction

This auction event follows extensive investigations led by local authorities into a sprawling money laundering operation that resulted in multiple arrests and significant asset seizures earlier this year. Following initial raids conducted on August 15, 2023, ten individuals were arrested on charges related to financial misconduct.

The aftermath of these raids saw police seizing assets valued at approximately S$1.25 billion—including vehicles, artwork, jewelry, luxury handbags, and various other valuables—marking it as one of Singapore’s largest crime-related asset confiscations.

The Bigger Picture

Deloitte Singapore was entrusted with managing these forfeited non-cash assets following its appointment by the Singapore Police Force in early 2025. Their role includes facilitating auctions of seized properties as part of wider efforts to recover illicit funds associated with this vast criminal enterprise.

Future Auctions Planned

The upcoming auction is just one aspect of an extensive sales process that will occur over several months. Local auction house Hotlotz has indicated that between September 2026 and May 2027 there could be up to fifteen additional auctions planned as part of this initiative.

All proceeds obtained through these auctions will be directed into Singapore’s Consolidated Fund—a financial reservoir used primarily for governmental expenditures—as confirmed by police representatives following substantial cash recoveries already made during investigations.
