Mapletree Logistics Trust Divests Australian Property
In a strategic move to enhance its investment portfolio, Mapletree Logistics Trust (MLT) has finalized the decision to sell a logistics property located at 365 Fitzgerald Road in Derrimut, Victoria, Australia. This divestment is valued at approximately $25.2 million, reflecting a sale price that exceeds the latest property valuation by 3.7%.
The trust’s management team indicated that this sale aligns with their long-term strategy, taking into account various factors such as the property’s age and limited potential for further development. Given the evolving dynamics of the logistics sector, investing in modern facilities has become increasingly paramount.
The asset in question consists of two single-storey warehouses accompanied by office space, a two-storey office building, and includes a truck servicing workshop. With a gross lettable area of around 16,114 square metres, it represents an important component of MLT’s offerings until recently.
Originally acquired by MLT in 2016 for A$18 million ($16.4 million), this property has been unoccupied since April following the conclusion of its last lease. The decision to sell aims to provide MLT with increased financial flexibility and capital to pursue high-specification logistics developments that are more aligned with current market demands.
The transaction will be executed through HSBC Institutional Trust Services (Singapore) Limited acting as trustee for MLT via an indirect wholly-owned sub-trust established in Australia. The completion of this sale is anticipated by the third quarter of FY26/27 and involves an unrelated third party as the buyer.
This divestiture marks another step in MLT’s journey toward optimizing its logistics portfolio which will consist of 170 properties upon completion of this transaction. Stakeholders can look forward to how these resources will be reinvested into new opportunities within the logistics sector.
