Mapletree Logistics Trust Sells Shanghai Park for $61.3M
Mapletree Logistics Trust (MLT) has made a strategic move in its portfolio management by agreeing to divest the Mapletree Northwest Logistics Park (Phase 1 and 2) in Shanghai, China, for a total of $61.3 million (RMB323 million). This sale marks an important step as MLT continues to optimize its asset base while focusing on long-term growth strategies.
The completion of this transaction is anticipated by the third quarter of the financial year 2027/2028. According to recent disclosures, this sale will not significantly impact MLT’s net asset value or its net property income during the current financial year, indicating that the trust’s overall financial health remains stable.
Originally acquired in 2008, the logistics park consists of two adjacent phases with a combined gross floor area of approximately 37,558 square meters. The agreed-upon sale price aligns perfectly with the property’s most recent valuation as of March 31, further demonstrating a robust market presence.
Post-sale, MLT’s property count is projected to consist of 168 properties after accounting for this divesture and other portfolio adjustments already announced. This diversification strategy underscores MLT’s commitment to maintaining a balanced and resilient portfolio within the logistics sector.
In addition to the Shanghai property sale, MLT has also made announcements regarding its Singapore operations. Notably, there are plans to extend Prima Limited’s lease at 201 Keppel Road by an additional nine months—now set to expire on January 31, 2028. This extension reflects MLT’s proactive approach in managing leases and ensuring continuity within its tenant relationships.
Furthermore, Mapletree Investments has chosen to defer its rights under the Mapletree (Prima) Call Option Agreement by nine months without any significant amendments to the terms of that agreement. Such decisions illustrate careful planning amidst evolving market conditions.
The Keppel Road site is strategically located within the expansive HarbourFront precinct, which spans over 24 hectares. As part of broader rejuvenation efforts centered around the Greater Southern Waterfront area, MLT is also exploring redevelopment opportunities with local authorities. This initiative could enhance property utilization and increase value in line with urban development trends.
