Private Home Prices Rise Despite HDB Resale Drop
As we enter the final quarter of 2026, Singapore’s residential property market is witnessing a notable divergence in performance between private homes and public housing. Recent data reveals that private residential property prices have experienced an increase, while resale values for HDB flats have continued to decline.
Growth in Private Residential Prices
The third quarter of 2026 saw private home prices rise by 1.4%, building on a modest growth of 0.5% observed in the previous quarter. This upward trend is primarily driven by an increase in landed properties, which recorded a significant price appreciation of 2.8% compared to the earlier quarter’s growth of 2.5%. The trend signals a robust demand from homebuyers looking to upgrade their living situations.
Leonard Tay, head of research at Knight Frank, noted that landed home prices have surged by 4.9% so far this year, indicating potential record highs for this sector.
Market Dynamics and Transaction Volumes
This decline can be attributed to limited new launches from developers who chose to hold off on marketing initiatives during the month-long Hungry Ghost Festival—a period traditionally considered inauspicious for real estate transactions.
