Singapore New-Home Sales Surge in Q2 2023

In a notable shift within Singapore’s real estate market, new-home sales experienced a considerable upswing of 6.4% in the second quarter of 2023, reaching a total of 2,141 units sold. This rebound comes on the heels of a stark decline earlier in the year and reflects robust buyer interest, particularly outside of central locations.

Market Overview

According to recent findings by Savills, this rise follows a significant drop of 31.5% in the first quarter and showcases an impressive year-on-year increase of 76.7% compared to the same period last year when only 1,212 units were sold.

Launch Trends

While sales figures have climbed, the number of new residential units launched was down by 3.3%, totaling just 1,783 units during the quarter. Despite this decrease, it marks a year-on-year improvement of 17.3%. Notably, such low launch volumes have not been seen since Q2 2025.

Regional Performance

The distribution of new home sales highlights significant regional variances, with the Outside Central Region (OCR) witnessing remarkable growth. Sales in this area surged by an astonishing 63.1% from the previous quarter to account for almost 70% of all primary-market transactions.

Conversely, sales within the Core Central Region (CCR) saw a drastic falloff; transactions plummeted by 90%, resulting in only 70 units being sold — an unprecedented situation as no new projects were introduced in this region for the first time since Q1 2017.

Notable Projects

A closer look at specific developments reveals نجاح كبير among certain projects launched during this period. For instance, Tengah Garden Residences achieved exceptional results with nearly complete sales of its inventory — selling 861 out of its available 863 units. Similarly, Vela Bay and Hudson Place Residences reported strong performances with sales reaching 371 out of 515 and 194 out of 327 units respectively.

Secondary Market Insights

The secondary market also showed signs of recovery during this time frame; transactions escalated by approximately 17.9%, resulting in around 4,007 units changing hands. This marked reversal suggests that limited new launches may have redirected buyer interest toward resale properties.

Outlook Ahead

The current dynamics indicate that while new launches may be dwindling, buyer enthusiasm remains resilient. Investors looking for opportunities can explore various options available across different regions including new projects. The continued demand will likely shape future market conditions as developers adjust their strategies to meet evolving consumer preferences.
