Yishun 10 Set for Transformation by Frasers Property
In an exciting development for the Yishun Central area, Frasers Property has announced plans to redevelop the iconic Yishun 10 cinema multiplex into a mixed-use complex. This initiative marks a significant step forward in enhancing the local neighborhood and providing new living and retail options for residents.
The original Yishun 10 was inaugurated on May 28, 1992, and underwent renovations in 2010 before being rebranded as GV Yishun. Following its closure on March 2, 2027, the site will be transformed into a modern development featuring approximately 110 residential units.
Future Vision: A Mixed-Use Hub
Anticipated to be completed by mid-2031, the new project will not only bring residential living but also include a street-level retail podium. This mix of spaces aims to create a vibrant community hub that caters to both residents and visitors. The redevelopment is poised to be the first new residential launch in more than ten years in Yishun Central.
A Rich History and Community Engagement
Recognizing the historical significance of Yishun 10 within the community, Frasers Property has initiated ‘Yishun 10 Memories’. This project aims to celebrate the cinema’s legacy while documenting its impact on local culture. Plans are in place to repurpose select artefacts from the current structure, along with opportunities for community involvement through stories and artworks.
Investment Details
The site encompasses an area of approximately 39,125 square feet with a gross floor area of about 117,376 square feet. In June 2025, Frasers Property acquired this cineplex from Golden Village, along with purchasing ten strata lots from Frasers Centrepoint Trust for $34.5 million. These strategic investments further solidify Frasers’ commitment to revitalizing this central location.
Market Implications
This redevelopment comes at a time when demand for housing in Singapore remains strong. As urban areas evolve, such projects can significantly influence local real estate dynamics. While shares of Frasers Property experienced a slight decline recently, this transformation could enhance property values over time as new amenities attract residents.
